2 story floor plan series Karel is part of the series of low budget residences catered for small lot sizes. For smaller lots, it is always a sensible decision to build the unit in two floors to take full advantage of the available area. As compared to PHD2015009, this is a little bigger in floor area with 59 m² and a lot area of 78 m² with both designs intended for the same purposes. The plan has two levels of livability and is designed with 3 bedrooms, a kitchen, 2 baths, a garage and a lanai located on the left side of the house.

The features of this economic design are aluminum framed windows, slender aluminum glass wall on the left corner and a shed roof. The highlight of this model is the choice of using glass on the corner wall which matches the slimness of the design. The selection and application of the paints color used delivers an eye-catching blend just enough to define simplicity but looks sophisticated.

This petite and efficient home offers a delightful floor plan. The garage opens the house and the living room welcomes the entrance. The dining room is positioned at an angle from the living room with direct access to the kitchen. The layout delivers a warm environment inside. The ground floor area is utilized wisely with a guest bath and a service area which are perfectly placed and arranged. The second floor level layout looks so friendly and pleasant. There are three bedrooms of average sizes facing each other which offers a relax ambience. Each bedroom is furnished with an individual walk-in-closet and sharing only a common bath due to limitation of space. The corner glass wall built to shield the staircase dominated and highlighted this design. The choice of this medium conveys additional lighting needed inside the house and at the same time heat agent when such is required. Future roofing of the garage could be an option and a consideration in the future.
